My wife is in possession of Land measuring 1.5 acres under Rubpesa Gewog Wangdue however, it has been reflected as family land despite having done all formalities through Gewog and Dzongkhag Land Registry and whenever she process for loan mortgage, she had fetch NOC from Dagapela as census. How do we process for change of ownership from family to individual. Please provide us correct documents to be submitted, thank you.

I had purchased a plot under Darla Gewog, Chukha Dzongkhag in 2006 with my saving and it has been registered as family plot which is wrong as i have purchased with own saving without any assistance from my family members. Sir/Madam, Kindly give us an information reading no objection for family land for sale /purchase. For instance, 3 Member in a census but 1 member is going to transfer his census to another( court documents is there) so, would it be enough for the no objection letter for 2 member and 1 left out member(court documents) to go for further transaction process.If ownership type is joint-ownership, is it necessary to mentioned both names in an sale deed or any alternative document needed to support for joint ownership, if only 1 party name has been mentioned in a sale deed?Thank you
Dear Sir, During the time of your transaction application, if there are only two members in the family, yes it will work. But when officials process your transaction application and if there are three family members in your census but if there is NOC from only two members, it might get delayed. For the transaction involving joint owners, yes you need to mention all the joint owners and sign. Thank you.

How long does it takes for verification/land approval at head office for land transfer??
Dear Madam, If the dealing official is available it will take approximately one week or more since the dealing official has to work on all the transactions sent from Dzongkhag. It also depends on nature of transaction. Meaning, if the transaction involves sub-division, it will take longer time since maps needs to be updated. If the transaction is solid plot transfer, then it takes shorter duration. Thank you.
